Advertising Terms

These Advertising Terms apply to sellers, estate agents, landlords, portfolio owners, commercial advertisers, banner partners, newsletter sponsors, directory advertisers and other organisations using HMO For Sale to promote listings, businesses, services or advertising placements.

Platform role

HMO For Sale is an online advertising platform. It provides listing, visibility, enquiry and promotional tools. It does not verify every statement made by advertisers and is not acting as an estate agency, legal adviser, financial adviser, surveyor, lender or broker unless separately agreed in writing.

Fixed-fee advertising

Banner advertising, directory listings, featured partner placements and newsletter sponsorships are sold on a fixed-fee basis. Payment buys the agreed placement or package for the agreed period. It does not guarantee clicks, leads, enquiries, sales, finance applications, ranking position or investment results.

Approval and relevance

Placement is subject to availability and approval. HMO For Sale may decline advertisements that are not relevant to HMO property investors, landlords, sellers, estate agents, public sector housing teams or the wider property sector.

Advertiser responsibilities

  • Advertisers must have authority to advertise the property, business, product or service.
  • All claims, prices, rates, offers, licensing statements, finance statements and service descriptions must be accurate and not misleading.
  • Advertisers must not upload unlawful, confidential, copyrighted or third-party material unless they have permission.
  • Regulated services, including finance, mortgage, insurance, legal or investment services, must only be advertised by properly authorised businesses where required.
  • Advertisers are responsible for ensuring their adverts comply with advertising, consumer protection, financial promotion, data protection and sector-specific rules.

Creative requirements

Advertisers should provide correctly sized artwork, destination URLs and any required compliance wording. HMO For Sale may request changes where artwork is unclear, poor quality, too distracting, misleading, unsuitable or inconsistent with the platform.

Scarcity and site quality

Advertising inventory is intentionally limited. HMO For Sale may restrict the number of banners, featured partners or sponsored placements to protect the user experience, advertiser value and trust in the property listings.

Review and removal

HMO For Sale may review, reject, edit, pause, remove or request changes to adverts where content appears inaccurate, unlawful, low quality, misleading, inappropriate, unsafe or unsuitable for the platform.

Enquiries and leads

Enquiries are passed through as submitted by users. HMO For Sale does not guarantee that enquiries are genuine, suitable, creditworthy or able to proceed. Advertisers should carry out their own checks before sharing sensitive information or entering into any agreement.
