These specifications apply to banner advertising on HMO For Sale. Submit artwork that is clear, relevant and designed for HMO landlords, sellers, investors and property professionals.

Static formats: WebP is preferred, with PNG or JPG accepted. Supply a separate mobile version where listed. Text, logos and calls to action must remain readable without relying on tiny print.

Geographic coverage

Choose local, regional or UK-wide delivery

Local radius

Choose a 10-, 20-, 30- or 50-mile radius from a valid UK postcode. Wider coverage costs more because the campaign is eligible on more relevant property and search pages.

Regional coverage

Select one nation or English region when a postcode radius is too narrow. Regional campaigns are eligible on matching town, search and property pages.

UK-wide coverage

National campaigns can appear in every suitable placement, including pages without a specific location. Existing campaigns are treated as UK-wide unless another coverage area is selected.

How matching works: the property postcode, town page or area entered in the listing search determines local eligibility. The homepage remembers an area the visitor explicitly searched for; before an area is known, only UK-wide homepage campaigns are eligible. HMO For Sale does not use a visitor's live GPS or IP address. Overlapping campaigns are accepted only while capacity remains for the shared area and campaign dates.

Price basis: local and regional prices reflect how widely the campaign can be delivered, rather than geographic land area or a guaranteed audience size. HMO For Sale is not currently VAT registered, so no VAT is added to these totals.

Animated adverts

Motion should be calm, brief and purposeful

Duration

Use 6-10 seconds. Ten seconds is the maximum permitted animation length. A 6-8 second sequence is preferred for smaller leaderboards and mobile banners.

Format and sound

MP4 using H.264 is preferred; WebM may also be supplied. Animation must autoplay silently, contain no audio and loop smoothly without an abrupt flash.

File weight

Keep small banners below 500 KB-1 MB and the homepage billboard below 2 MB where possible. The absolute maximum accepted video file size is 3 MB.

Static fallback

Every animated advert must include a matching WebP, PNG or JPG poster. This is used while loading and for visitors who prefer reduced motion or cannot play video.

Rotation

Campaigns rotate primarily between page loads. An animation may loop while its advert is displayed. If timed on-page rotation is introduced, each advertiser will remain visible for at least 12-15 seconds.

Accessibility

No rapid flashing, strobing, autoplay audio, fake controls or motion designed to imitate system warnings. Keep essential claims visible long enough to read.

The booking form currently collects the required static artwork or poster. Supply an approved MP4/WebM animation during the artwork review stage.

Campaign operation

Rotation, scheduling and reporting

Limited rotation

Each placement has a limited number of rotation spaces. Unless exclusivity is agreed in writing, buying a space does not guarantee every page view.

Campaign timing

The paid campaign starts on the approved scheduled date. Delays caused by unsuitable or incomplete artwork may move the start date.

Advert analytics

Reports may include impressions, clicks, click-through rate, the matched page area and approximate visitor region when the server supplies it. Figures are indicative and can be affected by privacy tools, bots, caching and browser settings.

Agreement snapshot

Every new booking stores the accepted terms version, placement, coverage, dates, price and rotation capacity. The advertiser receives a downloadable Campaign Order Agreement PDF.

Starts when supplied

A website campaign starts on the later of its agreed date and publication of the approved advert. An HMO For Sale delay does not reduce the number of days purchased.

Ends automatically

The campaign expires on its recorded end date. Reminder emails may be sent approximately 30 and 7 days beforehand, but renewal always requires a new booking.

1. Order and acceptance

The advertiser submits a campaign order and accepts these terms when the booking form is submitted. HMO For Sale accepts the order only after payment is confirmed and the campaign is approved. If a paid campaign is rejected in its submitted form and no acceptable replacement is agreed, HMO For Sale will arrange a full refund and the campaign will not begin.

2. Fixed campaign term

Website campaigns run once for the purchased 30, 90 or 365-day term and do not renew automatically. The service term starts on the later of the agreed start date and the date the approved advert becomes available for publication. Where an HMO For Sale delay moves the start, the campaign dates will be adjusted so the purchased number of days is supplied. Newsletter sponsorship covers one agreed edition.

3. Placement, coverage and rotation

The order records the purchased placement, artwork dimensions, geographic coverage and maximum paid rotation capacity. Unless written exclusivity is included in the order, the advert rotates with other eligible campaigns and is not shown on every page view. Location-aware delivery uses the site context described on the specifications page and does not use a visitor's live GPS location.

4. Price and payment

The order records the total price payable and its VAT treatment at the time of booking. Payment reserves capacity while artwork is reviewed; it does not override the approval rules. No additional charge or renewal payment is taken without a new order or the advertiser's express agreement.

5. Artwork, rights and compliance

The advertiser confirms it owns or has permission to use the supplied artwork, logos, wording and destination content. The advertiser remains responsible for accuracy, intellectual-property rights, regulatory permissions and required financial, legal, planning, insurance or investment disclaimers.

6. Review and campaign changes

HMO For Sale may request reasonable changes before publication. Replacement artwork or destination links remain subject to review. A material change to placement, coverage, dates or service requires a new written agreement or booking amendment; HMO For Sale will not apply a new price without the advertiser's agreement.

7. Performance and reporting

The fee buys scheduled exposure, not guaranteed impressions, clicks, enquiries, sales or revenue. Analytics are indicative and may be affected by consent choices, caching, browser privacy controls, automated traffic and technical measurement limits. Newsletter subscriber identities are never supplied to sponsors.

8. Cancellation and refunds

Cancellation requests must be sent to the advertising contact shown in the order. Before publication, HMO For Sale will consider work already completed, direct non-recoverable loss and whether the reserved capacity can reasonably be resold. After publication, any refund or credit will take account of the service already delivered and the same actual-loss principles. Nothing in this clause removes rights that cannot legally be excluded.

9. Service interruption

If the booked placement is unavailable because of a verified HMO For Sale service outage lasting more than 24 consecutive hours, the campaign will normally be extended by the equivalent verified period. Short maintenance periods, advertiser website failures and events outside reasonable control do not create guaranteed compensation, but any statutory rights remain unaffected.

10. Suspension and termination

HMO For Sale may pause or remove advertising that is unlawful, misleading, unsafe, technically harmful, materially inaccurate or damaging to users or the marketplace. Where reasonably practical, the advertiser will be told the reason and given an opportunity to correct a remediable issue. Serious or repeated breach may end the campaign without further display.

11. Expiry and renewal

The campaign ends automatically on the recorded end date. HMO For Sale may send reminders approximately 30 and 7 days before expiry, but reminders are a courtesy and do not renew the campaign. Continuing requires a new booking at the price and availability then offered.

Newsletter sponsorship

One exclusive sponsor, measured after every edition

Audience before booking

Current circulation will be confirmed before payment. Audience figures are aggregate and are refreshed from the HMO deal-alert list or verified manually.

Edition exclusivity

Only one commercial sponsor is accepted for each scheduled newsletter edition. A booking reserves the selected send date rather than a 30-day website placement.

Post-send report

The sponsor receives aggregate recipients, successful deliveries, bounces, unique and total sponsor clicks, estimated opens, unsubscribes and the send date.

Privacy and measurement: HMO For Sale sends the newsletter only to recipients eligible under its email-marketing consent process and includes an unsubscribe facility. Subscriber names and email addresses are never supplied to a sponsor. Opens are labelled as estimates because privacy protection and automated security systems can affect open and click tracking. Successful deliveries and unique sponsor clicks are the primary performance figures. Sponsorship buys inclusion in the selected edition and does not guarantee opens, clicks, enquiries or sales.

Approval and responsibility

Advertising terms

Relevant businesses only.

Advertising must be relevant to HMO property, landlords, investors, sellers or the wider professional property sector.

Rights and accuracy.

The advertiser confirms it owns or has permission to use all artwork, logos, claims and landing-page content. Prices, offers and statements must be accurate and current.

Regulated services.

Finance, mortgage, insurance, legal and investment services must only be advertised by businesses holding any authorisation required for the promotion. The advertiser remains responsible for required compliance wording.

Review and rejection.

HMO For Sale may request changes, pause or decline adverts that are misleading, unlawful, unsafe, technically unsuitable, poor quality or harmful to the marketplace.

Restricted content.

No discriminatory, offensive, deceptive or illegal content; malware; misleading buttons; impersonation; guaranteed investment returns; or unsubstantiated financial, planning or licensing claims.

External websites.

Click-through links must use HTTPS, work correctly and lead to the advertiser or the promoted service. The advertiser remains responsible for its website, privacy notices and regulatory compliance.

No endorsement or performance guarantee.

Placement does not mean HMO For Sale verifies or recommends the advertiser. Fixed advertising fees buy scheduled exposure, not guaranteed enquiries, sales, clicks or revenue.

Payment and changes.

Payment reserves the selected rotation space while artwork is reviewed. Material campaign or artwork changes may require re-approval and availability cannot be guaranteed outside the booked period. A paid advert rejected without an agreed replacement is refunded.

Enquiries and leads.

HMO For Sale does not guarantee that an enquiry is genuine, suitable, creditworthy or able to proceed. Advertisers must carry out their own checks before sharing sensitive information or entering an agreement.

Removal.

HMO For Sale may remove an advert where continued display presents legal, security, reputational or user-safety concerns. We will contact the advertiser where reasonably practical and apply the Campaign Order Agreement terms.
